    Be sure to select the Fire Alarm Variance category on FDNY Business.

      In order to file an application for a fire alarm variance, a registered design professional, licensed electrical contractor or FDNY listed Fire Alarm Company must submit a TM-4 Form and a letter in narrative form describing the circumstances and premise description requiring the submission of the application. Submit any additional documentation and plans to describe the proposed fire alarm or radio communication system design requested. Indicate whether specific NYC fire alarm regulations, rules, codes, bulletins or policies are to be affected in the fire alarm system concept, design, installation, method, materials, and/or plan review and field inspection procedures or submissions. Proof of building occupancy from the NYC Department of Buildings is required, which includes either a Certificate of Occupancy or an approved Schedule A. Additional documents may be requested by the examiner if the provided information is insufficient to make a determination.

          Forms, plans and supporting documents for applications filed prior to May 22, 2020 can be scanned and submitted by email in PDF format only to Plan.Intake@fdny.nyc.gov.

            Applications which are filed after May 22, 2020 (or a resubmission process which has exceeded 6-month resubmission period) must be submitted online.

              Required Documents
              Listed below are the minimum required documents. Additional documentation may be requested by examiners. Each of the following documents must be submitted as an unlocked PDF file. Documents submitted in formats other than PDF may result in a Letter of Deficiency and may need to be refiled. Each of the following documents that must be attached as separate PDF files for resubmission:
              • Completed TM-4 Form – Technology Management Fire Alarm Technical Assistance Form
              • Letter in narrative form describing the circumstances and premise description requiring the submission of the application
              • Fire alarm and/or architectural drawings (if applicable)
              • Site plans, 3D renderings, photographs and/or other visual representations (if applicable)
              • Any additional documentation or files to describe the proposed design requested.
              • Copy of Certificate of Occupancy or DOB approved Schedule A
              • Letter of Approval for the fire alarm system being modified (if applicable)
              • Any relevant letters or determinations from other City Agencies.
              • All information provided on the TM-4, FDNY Business Application information and Building Information sections for area of work, and scope of work description must be consistent.
              • Scanned PDF files resolution must be legible and at least 600dpi (High Resolution)

                • New Application Fees: $420
                • Amendment Application Fees: $420
                • Resubmission Fees: No fee required if submitted within 6 months of Letter of Deficiency or Additional Information Requested. After 6 months, the application will be considered abandoned, and may require a new filing fee.
