New Destiny is a nonprofit, affordable housing developer with the mission of increasing permanent housing options for families and domestic violence survivors. Since our launch in 1994, New Destiny has developed 15 residential projects in four boroughs, with 305 permanent and transitional units; we own and manage 11 of these projects. Currently in development are two projects in the Bronx that together will have 104 units of affordable housing.

New Destiny is committed to developing housing that is well designed, environmentally sensitive, and affordable. Our buildings complement their neighborhoods with contextual design, and strive to improve energy efficiency, provide healthy environments, and incorporate sustainable, green materials with each new development.

We successfully maintain the long-term physical and financial viability of the properties we develop; comply with multiple regulatory agencies and funders; and manage the properties to ensure their preservation as high-quality housing. We regularly invest in apartment repairs and major building-wide capital improvements such as masonry re-pointing, stoop replacement, façade upgrade, window replacement, energy-efficient lighting improvements, new heating systems and hot water heaters. An indication of the strength of our management and quality of our buildings is that our permanent housing has little turnover; the average length of stay at our oldest properties is over six years and over 95% of tenants remain stable each year.

At Thorobird Companies, we create integrative solutions for distressed urban communities offering competitive terms to our nonprofit partners and private owners. Affordable housing laid the foundation for our mission and we continue to place high priority on developing, acquiring and preserving housing for this sector. In fact, over 90% of the homes developed by our organization’s principals are part of one or more affordable housing programs. To date, the organization’s principals have accomplished the development or acquisition of over 1,400 affordable housing units with a total value of approximately $500 million through a combination of private financing and public housing finance agency programs. We currently have over 650 units under development or under contract throughout the city with a value in excess of $280 million. Our broad portfolio of affordable and mixed-income developments demonstrates our continuing ability to create affordable housing opportunities in a diversity of neighborhoods. We believe that the rehabilitation of the built environment and the preservation of existing affordable units is the most responsible form of real estate development. The full cycle of a building defines our approach to cost efficiency, addressing the areas of initial construction cost, building life span, end-user productivity and operating cost.
